What can we build, and where. Rezonings, variances, SP plans, and the occasional fight with Metro.

On the buy side, zoning determines what you can build. On the sell side, it determines what your land is worth — and sellers routinely leave money on the table because nobody told them what the property was actually entitled to.

We have also been willing to stand up to city governments improperly restricting a use the zoning allows.
